Facilities Technician III
Summary
- Perform preventive maintenance (PM) and repairs on air-handlers, fan coils, package units, boilers, chillers, cooling towers, pumps, and ancillary equipment in a lab environment. Support special projects to improve lab/lab equipment. Also perform general building maintenance (paint, patch, plumbing, lighting).
Responsibilities
- Perform day-to-day facilities preventive maintenance.
- Make daily inspections to identify repair needs.
- Work independently with limited supervision.
- Maintain interior building equipment and systems (lights, doors, walls, plumbing).
- Install/maintain/diagnose/repair/replace plumbing fixtures and flushing mechanisms; clear clogged drains and obstructed sewer lines.
- Install/repair/replace locks, door closers, electronic latches.
- Monitor/replace facility light bulbs; paint and patch interior walls.
- Inspect HVAC systems; check belts/filters and monitor operation.
- Assist with building emergencies (24/7 on-call).
- Perform basic electrical work.
- Prioritize work orders; complete oral/written reports.
- Maintain maintenance records; submit work orders and timesheets; attend meetings; participate in safety training.
- Perform other duties as assigned by the Facilities Manager; may work off-hours, overtime, or holidays.
Requirements
- High school diploma or GED.
- 3+ years as Facilities Technician or HVAC Service Technician.
- Ability to prioritize work; attention to detail.
- Computer skills: Microsoft Outlook and Word.
- Self-motivated with organizational and communication skills.
- Full-time role; valid driver’s license.
