Role Summary
The Utilities Maintenance Technician is responsible for the maintenance, repair, and operation of utility systems within our facilities, including Chillers, HVAC systems, Boilers & Steam systems, Compressed Air, and Water systems. This role requires a hands-on approach and the ability to execute troubleshooting, corrective actions, and preventative maintenance to ensure utilities systems operate safely, in compliance with quality requirements, with limited downtime.
Responsibilities
- Perform preventive maintenance, troubleshooting, and repairs on Chillers, HVAC systems, Boilers & Steam systems, Compressed Air, and Water systems.
- Perform equipment breakdown analysis implementing solutions to increase reliability of equipment.
- Recommend improvements and modifications to equipment.
- Interact regularly with peers and management to pursue continuous improvement of machinery operations.
- Execute maintenance troubleshooting and equipment improvements by reading and comprehending P&ID, pneumatics and electrical schematics, blueprints, and/or operation manuals.
- Document completed work and the conditions found and analysis, utilizing Computerized Maintenance Management System (CMMS).
- Capable of knowledge sharing in terms of equipment maintenance good practices through work instruction review, one point lesson development and perform training for maintenance and operations team.
- Monitor and manage utility equipment using the Building Management System (BMS).
- Coordinate with external contractors for specialized services or repairs.
- Follow safety procedures, recommended practices, LOTO, job safety analysis (JSA), safe work permits and comply with plant safety programs at all time.
- Execute the maintenance routines following the Good Manufacturing Practices (GMP) and quality compliance.
- Provide technical support and training to junior staff members.
Qualifications
- Required: High School graduate or equivalent
- Required: 2+ years of experience in industrial plants, focusing on operating and setting up preparations or maintenance tasks
- Preferred: 2+ years in Utilities, or Electrical, or Mechanical Industrial Maintenance environment
- Preferred: Ability to perform maintenance routine service, setup, adjustment and repairs of Utilities systems
- Preferred: Rebuild spare equipment and parts (e.g. pumps, gear reducers, fans, valves, pneumatic components)
- Preferred: Knowledge of lubrication best practices and bearing installation, troubleshooting and precision measurement
- Preferred: Knowledge in using hand tools, electrical meter, and testing equipment
- Preferred: Ability to interpret electrical prints and schematics and produce as-built drawing for work performed
- Preferred: Can read mechanical, hydraulics, pneumatics, P&ID schematics and drawings
- Preferred: Strong working knowledge of job site safety with the ability to thoroughly evaluate job hazards and complete job safety analysis
- Preferred: Technical understanding of GMP to review and maintain facility related GMP documentation
- Preferred: Proficient in Microsoft Office (Word, Excel, PowerPoint)
- Preferred: Excellent organizational and communication skills
- Preferred: Flexibility to work on-call or overtime as needed
