Key Responsibilities
- Perform complete quantity takeoffs and cost estimates for life science projects (cleanrooms, laboratories, aseptic processing, GMP suites, specialized utilities: WFI, pure steam, process chilled water, clean utilities).
- Create trade-by-trade cost breakdowns/assemblies/unit-price estimates for life science technical requirements (stainless process piping, pharmaceutical finishes, HVAC, gowning areas, pass-throughs, containment systems, etc.).
- Incorporate validation/qualification/commissioning activities into estimates (IQ/OQ/PQ, FAT/SAT, startup support) and quantify impacts for validation teams and 3rd-party vendors.
- Coordinate with engineering, facility, quality/validation, and owners’ reps on scope, acceptance criteria, and cost/schedule sequencing.
- Provide detailed cost support for TVD/DTV process.
- Lead constructability reviews and value engineering to maintain compliance while optimizing cost/schedule.
- Maintain life-science cost databases/libraries/templates and track pricing trends for critical components.
- Support post-award work: buyout support, change order pricing, and estimate-to-actual reconciliation.

Qualifications
- Education: Bachelor’s (or equivalent) in Construction Management, Mechanical/Civil Engineering, or Architecture.
- Required: 6–8 years estimating with 4–5 years in life science/pharma/biotech/lab construction; 21Tab structure; Indent Technique in MEP estimating; knowledge of cGMP facility requirements, cleanroom classifications, and validation/commissioning cost drivers.
- Preferred: CPE (or AACE/ICEAA); modular skids/prefabrication and vendor process equipment; design-build/EPC/CMAR and owner-led programs; FDA/EMA/PIC/S and environmental controls; ability to read MEP/process/architectural drawings/specs; takeoff tools (On-Screen Takeoff/PlanSwift) and advanced Excel; pricing complex MEP/specialty finishes; strong executive communication; analytical/negotiation/time-management; travel as required.
