Role Summary
The Portfolio Manager, Real Estate will report to the Director of Real Estate and will partner with internal and external stakeholders to manage, negotiate, and coordinate complex global commercial real estate transactions, including but not limited to new leases, lease renewals, subleases, expansions, terminations, acquisitions and dispositions.
Responsibilities
- Accountability for the successful delivery of real estate projects in the Americas Region or as otherwise assigned.
- Collaborate with internal stakeholders, including but not limited to: Global Facility Planning and Engineering, Business Units, Finance, Legal, Risk Management, Tax, Government Affairs to ensure alignment of real estate and planning initiatives.
- Align real estate outcomes with business objectives in partnership with internal partners and provide clear guidance to leadership.
- Work with external real estate service provider to ensure standardization, consistency and accuracy of deliverables including but not limited to: business case preparation, market survey, tour book, RFP, negotiation tracker, financial analysis, status reports, commission report and close out documentation.
- Review/negotiation commercial lease documents.
- Execute complex global real estate transactions that balance cost, flexibility and business needs. Transactions will include acquisitions (new leases, subleases, expansions, renewals, purchases, etc.) as well as dispositions that optimize maximum value (subleases, buyouts, sales, etc.).
- Develop and maintain strong internal relationships with business leaders, cross-functional team leads and third party vendors (Brokers, Landlords, Service Providers, Legal, Risk Management, Tax, etc.).
- Track critical dates to ensure ample planning, site selection, negotiations and internal approval timelines are met.
- Prepare and present senior leadership level documents that articulate strategic recommendations, financial analyses, and operational impacts to facilitate informed decision-making and organizational alignment.
- Assist with merger and acquisitions as needed.
- Assist with Lease Administration as needed.
- Other real estate departmental activities as assigned.
Qualifications
- Bachelorβs Degree in Real Estate or Finance (MBA preferred)
- 7 β 10 years of negotiating commercial leases
- Proven success in leading real estate transactions in the Americas
- Strategic thinker with the ability to translate business needs into actionable real estate plans
