Position Summary
Manager, Facilities Maintenance leads maintenance operations and develops technical teams supporting cGMP manufacturing, laboratory operations, and critical utility systems. Ensures safety, quality, reliability, compliance, and operational readiness across facility systems and eliminates single points of failure.

Responsibilities / Essential Functions
- Lead, supervise, and develop maintenance technicians; build capabilities across Facilities Infrastructure & cGMP Support Systems, Wet/Dry Utilities, Electrical, General Facilities, and Manufacturing Equipment.
- Establish technical training programs and qualification checklists; coordinate vendor-led and hands-on training.
- Conduct performance reviews; coach, mentor, and manage succession planning; assign tasks and monitor KPIs.
- Manage hiring and training.
- Provide technical guidance for complex equipment failures; troubleshoot and lead structured root cause investigations.
- Plan and execute maintenance work orders with planners/schedulers; coordinate with Manufacturing and Quality to minimize downtime.
- Maintain GMP support systems/utility equipment (e.g., HVAC, facility water/manufacturing water, MECO-WFI, boilers, chillers, towers, medical-grade air/gases, liquid N2).
- Drive preventive maintenance and reliability-centered maintenance strategies.
- Monitor KPIs (uptime, PM compliance, backlog, asset reliability); manage spare parts and reliability documentation.
- Ensure equipment is qualified/validated and compliant with cGMP and applicable EHS/regulatory requirements.
- Support validation activities, audits, inspections, and emergency response.
- Oversee capital projects for manufacturing/lab/utility equipment.
- Manage vendor/contractor relationships, service agreements, and procurement support.
- Maintain SOPs/work plans/documentation and CMMS records (including Veeva and BMRAM).

Qualifications
- Bachelor’s degree + 8+ years progressive facilities/engineering/maintenance experience OR High School diploma + 12+ years.
- 5+ years supporting GMP manufacturing operations in FDA-regulated biotech/pharma/biologics/cell therapy environments.
- 5+ years maintenance experience.
- 2+ years leadership experience (preferred).
- Commercial manufacturing experience (preferred).

Required Skills
- cGMP, OSHA, EPA, NFPA knowledge; HVAC/cleanrooms/utilities/pharma infrastructure.
- Interpret P&IDs and electrical schematics.
- Reliability engineering, asset lifecycle management, root cause analysis.
- CMMS experience (BMRAM, SAP PM, or equivalent).
- Working knowledge of PLCs, automation, building management systems, and process control systems.

Preferred Skills
- Experience supporting process/analytical equipment; plant design, commissioning, validation, automation, and capital projects.

On-site & Off-hours
- On-site role; PPE required; off-hours/weekends/holidays as needed.
- Ability to lift up to 35 lbs frequently and up to 50 lbs occasionally; operate forklift/pallet jack.

Compensation (if eligible)
- Discretionary bonus and equity; base pay range: $121,500–$135,000 annually.
