Senior Maintenance Technician (HVAC)
Position Summary
Under the supervision of a Team Lead, the Senior Maintenance Technician (HVAC) is responsible for troubleshooting, maintaining, repairing, and optimizing HVAC and related utility systems across the Gilead La Verne site, ensuring critical environmental systems operate safely, reliably, and in compliance with regulatory requirements.
Responsibilities
- Troubleshoot, repair, and maintain commercial/industrial HVAC equipment (air handlers, rooftop units, exhaust systems, chillers, cooling towers, pumps, and related mechanical systems).
- Perform preventive and corrective maintenance on HVAC and facility utility equipment.
- Diagnose system failures using technical manuals, drawings, schematics, P&IDs, and manufacturer documentation.
- Monitor and maintain temperature, humidity, differential pressure, and airflow for GMP manufacturing environments.
- Support BAS/BMS and HVAC control troubleshooting.
- Coordinate maintenance on critical HVAC/utility systems with supervisors and site stakeholders.
- Perform routine mechanical maintenance (filter/belt replacements, lubrication, motor alignments, etc.).
- Assist with HVAC commissioning, qualification support, and performance verification.
- Support root cause/deviation investigations and corrective actions.
- Document maintenance in CMMS; participate in shutdown planning.
- Perform multi-shift work and respond to emergency call-outs; may cover Maintenance Technician I/II.
Required Skills/Qualifications
- High School Diploma or equivalent.
- 5+ years maintaining commercial/industrial HVAC systems.
- Experience troubleshooting/repairing HVAC in manufacturing/pharmaceutical/biotech/regulated environments.
- EPA Universal Refrigerant Certification.
- CMMS experience for work orders/documentation.
Preferred Skills/Qualifications
- Associate degree/technical certification in HVAC or Mechanical Maintenance.
- Experience with pharmaceutical/biotech/GMP facilities; cleanroom HVAC and environmental controls.
- BAS/BMS platform experience (Siemens, Johnson Controls, Honeywell, Schneider Electric).
- Understanding of cGMP and deviation investigation processes.
Skills/Knowledge
- HVAC systems and refrigeration cycles; troubleshooting chillers, cooling towers, AHUs, exhaust systems, VAVs, pumps, and controls.
- Read HVAC drawings/mechanical schematics/P&IDs.
- Preventive/predictive maintenance knowledge; CMMS proficiency (e.g., Maximo).
- Industrial safety practices (LOTO, confined space, hot work); operate lifts/work at heights >30 feet.
- Experience with pumps/motors/bearings/rotating equipment.
- Steam, chilled water, compressed air, and purified water support systems preferred.
