Associate Director, Global Real Estate

Major Responsibilities and Accountabilities
- Lead global portfolio planning and optimization aligned to business strategy; assess performance and recommend actions to improve capital efficiency, reduce risk, and lower total occupancy cost.
- Support global site/location strategy across Commercial, Manufacturing & Supply Chain, R&D, and Development.
- Execute end-to-end real estate transactions: acquisitions, dispositions, new/renewal leases, restructure, and exits for assigned sites.
- Support M&A via diligence, integration planning, portfolio rationalization, and post-close execution.
- Lead complex divestitures and drive green leasing considerations with EHSS/Sustainability.
- Lead lease strategy and negotiations; ensure legal/financial compliance.
- Maintain governance/documentation; manage lease administration (rent roll, options, escalations, key dates, audits, property tax reviews).
- Drive sublease activities and offset recovery/monetization.
- Serve as a trusted advisor; align stakeholders and present data-driven options with financial trade-offs/risks.
- Partner with segment Finance; build business cases/models; ensure P&L and long-term portfolio performance; coordinate financial considerations with Technical Accounting.

Qualifications
- Bachelor’s degree in real estate, business, finance, urban planning, or similar.
- 7+ years in corporate real estate strategy/portfolio management/transactions/workplace solutions; strong cross-functional acumen.
- Proven leadership of complex, multi-region initiatives across portfolio strategy, transactions, M&A integration, lease restructuring, and market entry/exit.
- Strong financial acumen; strategic/analytical and accountable for scope/resources/budget.
- Experience influencing matrixed teams and external providers.
- Strong communication, negotiation, and presentation skills.
- Working knowledge of IWMS/lease systems, Tableau, PowerBI, dashboards, and reporting tools.

Compensation & Benefits (explicit)
- Princeton, NJ: $145,610–$176,439 (plus eligible incentive cash/stock).
