Owner’s Representative Associate Director of Capital Projects
What You Will Do
- Serve as the owner’s advocate, representing the owner’s best interests across all phases of project delivery (full-time on-site).
- Oversee a portfolio of highly regulated capital projects (small to large-scale CapEx).
Key Responsibilities
- Act as primary liaison between architects, engineers, contractors, testing agencies, utility providers, municipal authorities, financial teams, FF&E vendors, and other consultants.
- Manage project delivery: budget, schedule, procurement, quality, and risk from planning through closeout.
- Lead execution across planning, design, entitlement, permitting, construction, occupancy, and turnover.
- Interface with clients to define scope, resources, budgets, schedules, and risk management strategies.
- Develop/manage time-phased budgets, including forecasting, cost tracking, and variance analysis; conduct real-time budget reviews.
- Lead procurement: RFP development, bid leveling, negotiations, and selection recommendations.
- Administer owner stakeholder contracts for compliance and performance.
- Establish communication plans (meetings, reporting, documentation) and maintain documentation governance.
- Monitor performance vs. approved schedules/budgets; identify variances and implement corrective actions.
- Manage change control and implement change orders.
- Identify risks; develop mitigation/contingency plans.
- Lead project closeout (reporting, accounting, turnover documentation) and capture lessons learned.
Basic Qualifications
- Master’s + 7 years capital projects OR Bachelor’s + 9 OR Associate’s + 12 OR High school/GED + 14.
- Minimum 3 years managing people and/or leadership leading teams/projects/programs or directing resource allocation.
Preferred Qualifications
- Bachelor’s in Construction/Engineering/Architecture or related.
- 4+ years construction administration or owner’s representative experience.
- PMP and/or LEED AP.
- Entitlement/permitting experience securing jurisdictional approvals.
- Knowledge of construction delivery methods, contracts, building systems.
- Ability to read/interpret architectural, MEP drawings, and P&IDs.
- Microsoft Office (Excel, SharePoint); Power BI/MS Project a plus.
- Strong financial acumen and analytical/organizational/communication/leadership skills.
